RENT THE CHOCOLATE FACTORY THEATER – UNIQUE RAW WAREHOUSE

The Chocolate Factory Theater’s raw warehouse space is available for film and television production rentals. The rental program directly supports our continued work with artists.

This rental program is not meant to support public presentations of live performances or showings.

Location Description:

  • 50 ‘ x 75’’ warehouse space with 33’ x 50’ clear span floor available for the Basic Package
  • Gorgeous original factory windows along the South and West walls plus three skylights – daylight is always present
  • Single-story space with full-sized roll gate access (trucks with lift gates needed)
  • Limited access to a small mezzanine with a birds-eye view for filming
  • Up to two street parking spaces are typically available in front of our loading doors
  • Storage items take up the back third of the space, along the East wall (not included in clear span footage)
  • Three 20 amp circuits available, additional power upon request with an additional fee
  • The space in minimally heated, with no AC
  • COI required

Basic Package

Rate: $250 an hour for the first 12 hours. Additional hours at $300 an hour.

The basic package does not include exclusive access to the building. During the booking, artists may be rehearsing in the theater. Some noise will bleed between the spaces.

This package is designed for small crews of up to 20 people. Additional cast/crew are available for $50 an hour per 10 additional crew members.

Exclusive Package

Rate: $500 an hour for the first 12 hours, additional hours at $650 an hour.

All of the above items without anyone else rehearsing. This is an ideal choice for very loud productions or otherwise sensitive projects.

Clear Out Package, Large Projects, Multi-Day Productions

Rate: to be negotiated.

We have hosted large multi-day film productions that have utilized the full space. We are interested in supporting larger productions and are open to negotiating a package that best suits your production. Packages can include:

  • Full use of the facility
  • The performance space is available for additional storage and holding (additional 50’ x 75’ space with two more bathrooms)
  • Multiple day productions
  • Use of in-house theatrical equipment
  • Access to power tie-in for lighting equipment

  • Small basic PA system
